Leadership in Management

At IDEA Group, we fully understand the role that effective project management plays in the ultimate success of a land development project. So we work closely with the owners and other project managers to develop a management strategy that ensures the fulfillment of our clients’ objectives. Because the project managers at IDEA Group have a solid understanding of the land development business, we are able to bring strong leadership on behalf of our clients for every land development project in which we are involved.

Project Management Services and Experience

  • Budgets, Financials and Cost Minimization
    • Prepare feasibility studies for assessment of current and future projects.
    • Provide cost saving and profit maximization suggestions throughout the design process.
    • Prepare soft development cost budgets and projections, while working to defray costs until cash outlay is necessary.
    • Administer consultant contracts.
    • Assist with financing and marketing efforts by gathering and providing project information to attorneys, appraisers and lenders.
    • Provide contract administration services, cash flow modeling and project monitoring services to assist our clients in assessing the project’s financial needs.
    • Review, coordinate and approve payment requests from contractors.
  • Coordination and Scheduling
    • Coordinate the services of the client's design professionals to ensure deadlines are met.
    • Prepare and continually update a comprehensive development and pre-construction schedule for tracking the progress of the design and approvals process.
    • Work directly with the appropriate utility companies (ENMAX, Shaw Cable, Telus, etc.) to coordinate service planning, easement dedications and easement vacations for the project.
    • Coordinate the development agreement process with the approving authority and utility companies to secure servicing capacity reservation.
  • Representation
    • Provide plausible deniability for our clients by attending meetings and negotiating on their behalf.
    • Provide design consultants with the ability to work softly with approving authority staff in a spirit of cooperation by becoming the hard edge or hammer for the negotiation of tough issues and limiting of governmental exactions.
  • Facilitation
    • Expedite governmental agency reviews, thus shortening the approvals and permitting timeframe.
    • Provide a one-stop resource for design consultants by becoming the main entity responsible for gathering required submittal materials (plans, signing of applications, submittal fees, etc.)
    • Provide centralized responsibility for the client by becoming a one-stop shop for information related to the design and development approvals process.
    • Prepare or organize record drawings of project work.
    • Review shop drawing.
    • Assist owners in finding qualified contractors.
  • Overall Strategy
    • Approach each project from a tactical standpoint, identifying the path of least resistance; this includes preparing contingency plans to anticipate and address issues that could arise, minimizing the impact of unexpected situations and the timeframes for dealing with them.
    • Provide creative solutions for overcoming development obstacles—our extensive experience in dealing with road blocks has taught us how to think outside the box.
    • Work to ensure completion of all projects in a timely and cost effective manner.
